SYR #7 Welcome to another show of So You’re Renovating! cottage edition. This is the seventh week of heavy renovations. We are progressing very well and we invite you to join us every week to follow the evolution of the minimalist pro-environmental country home. If you just logged on, you need to know that this house was almost just a cabin that we lifted up with crane to redo the foundations. We have added an extra floor, in reinforced concrete, reconstructed the third floor from the old cottage, re did the roof added seven skylights, replaced all doors by state of the art energy saving products, insulated every walls and roofs, built interior partition, plumbing, electricity, ventilation, wall finish, installing fabulous minimalist style shower and also, built the outside balcony and the floating deck. Today is a great day because, believe it or not, we’re painting!!! Today, our Handy-friends are……… By the way, we have a little contest here. And finally, Fisel finished the joints between the gypsum panels. Despite of the apprehension, our handy-hosts have been quite successful and I am sure that this week we will have, again, lots of fun. Selecting all the different elements, cabinets, counters, faucets, ceramic tiles, paints etc… A/ Prepare the surface and apply the primer for the ceillings and walls Last week we saw Fisel finish the joits between the gypsum panels. Now that the third coat is dry, you need to apply a primer but first you need to prepare the surface. Sand lengthwise, starting from the sides and moving toward the center. Avoid having the sandpaper make contact with the gypsum board. This will make the surface rough and may promote joint visibility once the final decorating touches are carried out. Stock shot Good work, now you just need to wipe away residual dust using a dampened cloth and you will be rady to prime. A/ Primer paint 5/21 We have several pro tricks we want to show you; they might help you with your next home decorating project. First of all, when you paint a ceiling with a roller, wear a visor or at least some security glasses. You’ll be able to paint more quickly without hurting your eyes. Also, since the ceiling will be painted a lot faster, the paint will be able to dry with much more uniformity and your chances of leaving roller marks will be greatly reduced. Wear long sleeves, trousers and gloves. If you don’t like working with gloves, you can apply a bit of vegetable oil on the back of your hands. This will prevent the paint from drying and you’ll be able to wash your hands without scrubbing them to the bone. 02 10130228 10131800 0:15 02 10144412 10154200 0:57 02 10155424 10160320 0:09 02 10162513 10163100 0:07 1:28 To complete quality work that will last for 10 years or more, follow the three rules of perfect painting: 1\ Prepare the surface before painting 2\ Use superior quality tools and paintbrushes. 3\ Use superior quality paint. Unless your are left-handed, start to work on the left upper corner and roll down in one motion, from the ceiling to the floor. When you apply paint, give W paintbrush or roller strokes to obtain a good, uniform coat, and to make sure the paint sticks well to the wall. When you paint with a roller, always roll in the same direction. If you want to change direction, you’ll have to flip the roller over itself. This way of applying paint ensures color uniformity and will give your wall a polished look. For the same reasons, when you paint a ceiling, you should always apply the paint widthwise instead of lengthwise. The seams will be less visible. If you paint up and down, then down and up without turning over the roller, the finish look might be uneven. 5/22 This coat of primer paint will fill in the pores and seal off the surface. It will offer additional protection for humidity migration through the walls. Moreover, it will help the finishing coats adhere to the wall and give it its nice, polished look. Once the first coat has dried, sand the little imperfections with fine sandpaper for an impeccable finish. B/ Tiling for bathrooms walls Before you begin installing ceramic tiles, remember quality ceramic tiling is always noticed for its symmetry and pattern harmony. To achieve something like this, you have to be precise when you plan the tiling surfaces. The size of the tiles and the space you will leave between them can dramatically change the general aspect of your work. Our designer has drawn all the tiles on her plans and we suggest you do the same thing every time you want to install ceramic tiles. QR 2002 18 18144904 18145814 QR 2002 19 19063318 19064010 06 10263715 10274420 1:07 Set the ceramic tiles so that they will fit in naturally with your bathroom’s main structure lines. For example, avoid cutting the tiles in an irregular fashion or in focal point areas. A home-made wood guide or a measuring tape to determine where the tile rows will be on the wall. If the ceramic tiles are not perfectly aligned, make a second guide to locate the vertical rows. Draw a horizontal line at the most noticeable height. Lines that go over the bathtub or that are at eye level are usually the most important ones. Draw the horizontal line at this level. With the guide, determine where each row will be set up. You will then be able to anticipate and visualize the project’s finished look and make sure the tiles harmonize with the different elements in the room, including windows, counters, doors, etc. Adjust and redraw your reference lines to avoid joints in unsightly areas or cut-out sections in focal points. The whole project must be well-balanced and symmetrical for a beautiful, polished look. 06 10274525 10303910 2:54 06 10305200 10312300 0:31 3:25 On the horizontal reference line, mark the middle of the wall with an « x ». With the guide, make a mark where the vertical lines cross your horizontal reference line. The tiles on each side of the wall should be equal in width. Readjust the vertical lines on the reference lines if need be. Leave a 3mm space between the ground and the guide. O.K. the drawing on the wall is done.Now you can start installing the tiles. Apply a small amount of mortar on the wall, starting at the intersection of the two reference lines. Use the appropriate notched trowel. In general, the size of the trowel’s notches should approximately correspond to the thickness of the ceramic tile you wish to install. Spread adhesive on the back of the tile. Press it in place by twisting it a bit and lining it up with the reference lines. Make your way upward and sideways in a pyramidal fashion. If necessary, use plastic tile spacers. If you need to cut a whole row, take the measure and cut all the tiles at once. To cut ceramic tiles, use a « snap cutter ». You can rent this tool from your local retailer or a rental center. Once all the tiles are in place, wait 24 hours for the mortar to dry. Once the mortar dry, you will spread out the grout on the joints with a rubber trowel. 12/18 Tips Billboard Logo Céramax Remember, quality ceramic tiling is always noticed for its symmetry and pattern harmony. Be precise when you plan the tiling surfaces. The size of the tiles and the space you will leave between them can dramatically change the general aspect of your work. C/ Frame and finish the slow combustion fire place. Finishing the slow combustion fireplace is a fun and stimulating project. As a central element of the house, the fireplace can add a lot to the style and this si why we asked our designer to create a special look. The construction of the partition around the fireplace is simple. The brackets for the studs are already in place. You must not use any falmable material and follow closely all the indications form the manufacturer. Here we are using 2 by 4 steel studs. This framing will then be covered wil fidr code gypsum boards. No combustible material should come passed the front of the unit. We will make openings on each side to recuperate the heat form the unit and the chiminey. D/ Build a dwarf wall (half-wall) for the stair case Just like for the fire place, we will use gypsum boards and steel studs to build half-walf around the stair case. Usually, we install railings but since we want a minmalist style, we chose to go with plain half-walls to eliminate most of the details. The chalenge here is solidity since it is a half-wall and we cannot attach it to the ceilling. We need to install a post at the end of the stairs with concrete screws and metal brakets so the the gypsum won’t crack. E/ Install plywood on the concrete floor as a sub floor for the up-coming hard wood natural Oak floor. To finsish the floors, we want to install natural harwood oak floor Because the floors form the house are in concrete, we need to install plywood sheets to be able to staple the hardwood floor down. Here we will install forenzes and a layer of ¾ inches plywood for a total of 1,5 inches. The whole assembly will be what we call a floatting sub-floor. This technique of a floatting floor without any screws or nails touching the concrete is ideal for sound control. Each floor in each room is disconnected from all the other elements of the house stoping the transmissions of sounds and vibrations. Furthermore, we will lay down an acoustic membrane on the concrete before the plywood so it will contribute even more to short cut sound and vibrations. O.K the plywood is there, the circular saw, the screw driver, the screws and the measuring tape. You have three hours to complete this job. Stock shot When you lay down plywood, you should always start by the complete sheets in the middle of the room exactly like you did and then finish with the smaller pieces on sides like you will do in a few seconds. We use 1 and a quarter long screws to keep the two layer of plywood together. You must be sure that no screws or nail will be in contact with the concrete. On scew alone in contact with the concrete could tramsit sounds trough the floor to the rooms underneath. See ya! Stock shot So what do you think. Pretty smooth to walk on hey! And now, we can choose to install any floor we want. Alternative: Recycling asphalt shingles. More than 11 million tons of waste asphalt roofing shingles are generated in the north Amrica. every year. Re-roofing jobs account for 10 million tons, with another 1 million from manufacturing scrap. Ways to recycle old asphalt shingles are being developped slowly, specially for road works but if you throw away old asphalt shingles today, most chances are that they will be burried underground and they do not have the reputation of biodegrading very fast. Ideally, when you have your roof redone, ask the roofer if it is possible to lay down the new shingles on top of the old ones. This way, you will prevent the old shingles to be burried for sometime and next time get your roof done, there are good probabilities that some companies will be involved in recycling old ashpalt singles. In our case, we took the time to recuperate every asphalt shingle that was good from the old cottage. This principale applies to most construction material. Unfortunately, we most people renovate, they will throw away most of the old building material thinking it is scrap. All these material will be burried somewhere and it is a shame because construction material such as wood, gypse, metal and asphalt shingles are of good quality that can be recycle quite easily. Instead of throwing everything out to clean the site as fast as you can, take the time to sort out the different material and to ask for recycling opportuniies. General pro-Environment segment We wanted to renovate a country house to put the highlight on the environment. Our homes play a very important part in the way we live and consume. Homes affect our energy consumption, waste production, and pretty much everything else. Your home, the way it is built, the material that were used, its design and its style all play a decisive role on your behavior. Make sure that when you renovate, you take these transformations as an opportunity to improve your energy efficiency, reduce your waste and recycle. When you think renovations, think environmentally friendly Info: Energy efficiency, small details  The energy efficiency of your house depens more than you think on small details : For instance, heating and air conditionning represent a large amount of your energy bills and are affected by poor air tightness. In other words, air leaks are costing you a lot of money. Estimates are abuot 30% of your heating bills. You can find at your local harware store many small inexpensive products easy to install that can reduce considerably your house air leaks. For instance, wheather stips for doors and windows, thresholds, insulating kits for your garage door etc… One of these products is a water heater blanket. Hot water is another big part of your energy consumption and you swhould try to save it preciously. 17/ Hot water heater fiberglass insulation CF 52963 – Electric or Gas To prevent heat loss on hot water heater, it is a good idea to install a fiberglass insulation especially design for that purpose. Note that this fiberglass insulation will fit water heaters of 273 liters, 182 liters or 150 liters or : 60, 40 or 33 gallons. 18/Copper pipe insulation and pipe insulation wrap CJ 14300 We also suggest to insulate the water pipes with a copper pipe insulation. Insulate also the cold water pipe. It will allow you to get fresh water rapidly in the summer and will reduce the risks of condensation. Furthermore, you will enjoy a less noisy plumbing system all together. Complete the joints with the pipe insulation wrap. Several sizes of insulation wrap are available to fit the different sizes of pipes. Another spot that as a very bad reputation when it comes to air leaks is the electrical outlet. There are many electrical outlet in a house and if you add them up, you will get a substantial lost of energy, Ironic don’t you think! It is forbidden to use expanding foam to insulate electrical outlet. The only solution is to install switch plate and electric outlet weatherstrip CF 12107. It is very simple. Remove the cover plate on light switch. Pull out the die cut areas and position the weatherstrip. Simply replace the cover plates. Entrevue: Marie-Claude Vallée : le style minimaliste
